Hamilton Point Investments (HPI)

Hamilton Point Investments (HPI) primarily focuses on distressed and value add multifamily investments for 1031 exchange and cash investors. For non-1031 investors looking for income and potential upside, HPI has launched value-added apartment funds focused on acquiring, stabilizing, and selling Class A and B apartment buildings located in the Northeast, Southeast, and Midwest. Typical fund sizes have ranged between $20-$80 Million of equity raised with leverage ratios of approximately 2 to 1. Funds have generally paid a 7-8% annualized cash flow on a quarterly basis with potential upside realized upon the liquidation of their funds. For 1031 exchange investors, HPI generally targets Class B+ and A- apartment properties with a more limited value add component structured in DST investments with long-term fixed rate financing. Historically, HPI has sourced their 1031 offerings from their investment funds. HPI was launched in 2009 as a partnership between David Kelsey and Matt Sharp and as of 2Q 2019 has grown to over $1.7 Billion in AUM with over 18,000 units located across the United States. JRW has no affiliation or relationship with Hamilton Point Investments.
