Because OREC is a well capitalized company with no need for third-party financing, the ability to close property acquisitions on an all-cash basis provides access to proprietary deals and strength in negotiating prices and the power to achieve lower pricing by eliminating unnecessary parties in transactions. OREC also maintains an experienced asset management group overseeing the institutional-grade and other high-quality retail, office, industrial and multifamily investments for ORIX’s own real estate holdings nationwide; as well as a range of portfolios of third-party owners. OREC draws on a deep pool of talent, including acquisition, construction, debt, and transactional analysis experts who produce operating efficiencies and optimize disposition timing and value.
